Magnetic Wrzeszcz
Officyna is a two-stage investment arising in Wrzeszcz, a district of Gdańsk. The first stage, in which Nowodworski Estates will soon open its subsidiary, will be commissioned into use at the end of August 2019.
- Officyna, situated in the central band of services, stretching from Wrzeszcz to Oliwa, due to the accessibility of premises along Aleja Grunwaldzka, makes for a perfect location for this type of services. I believe the new branch office will spur further economic development of Nowodworski Estates on the Tricity market – says Marcin Piątkowski, Leasing Director in Torus.
Officyna is cosy office-commercial building of 5,000 square metres of leasable area. It is located right along Aleja Grunwaldzka, and superbly blends into the commercial nature of the district. The building, in terms of size, constitutes the continuation of the nearby existing housing, although its modern architecture generates a new impetus to the frontage of the Tricity main thoroughfare. Commercial premises were designed on the ground floor, accessible from the thoroughfare, as well as from the in-building lounge. On higher storeys, one will find office facilities of the combined leasable area od 4,200 square meters. What sets the building apart is a terrace located on the IV floor – a place of relaxation and respite dedicated to respective employees.
Officyna (I stage) is currently leased out in over 90%. The tenant mix, alongside Nowodworski Estates, comprises the following companies: Transcom, Playsoft, Sollers Consulting, Avenga, Nationale Nederlanden Usługi Finansowe, and Bank Ochrony Środowiska. The office building is certificated in the LEED system, on the highest level of Platinum. It means, among others, the fulfilment of rigorous environmental standards, and high energy and water efficiency, which in turn, lowers the maintenance costs. The application of high-quality, VOC-low building materials, along with high functionality, ensure comfort and safety to the user. VvS I Architects & Consultants provided consulting services throughout the certification process, with the architectural blueprint designed by APA Wojciechowski Architekci. A few ago, the second stage of the investment was commissioned into use, located at the farther end of the plot, with talks with prospective lessees underway.
