Officyna with double platinum

The second stage of the Officyna investment in Gdańsk Wrzeszcz received a LEED certificate on the highest level of Platinum. It means the building fulfils rigorous ecological norms, saves energy, and is made of human-friendly materials. For Torus, it is already the sixth certificate of this type, issued on the highest, platinum level – it was earlier received by four stages of the Alchemia compound in Gdańsk, and the first stage of Officyna. VvS | Architects & Consultants provided the developer with LEED consultation services.

Torus likes platinum

LEED (Leadership in Energy and Environmental Design) is a multi-criteria system of building assessment. Throughout the certification process, multiple aspects of a particular project come under assessment: location of the building, plot of land, applied materials, use of electric energy and water, quality of air inside the building, health-related aspects, project innovativeness, or influence of particular architectural solutions on the natural environment. The Platinum level, the highest accolade on the four-grade scale, has been reached by only seventy buildings in Poland. Nine of them are located in the Tricity, with six of them having been developed by Torus in Gdańsk!

In real terms, as for Officyna, compared to a reference building, the certification means, among others:

– reduction of electric energy use by as much as 39.8%,

– reduction of potable water use by 53.7%,

– reduction of sewage waste by 55.9%.

The office building was erected with the use of construction materials in 25% based on recyclable materials, with 87% having local origins. Significant effects were also obtained in relation to carbon footprint.

– A decision concerning the implementation of ecological strategies, and respective LEED system building certification, must be made very early on, therefore, as early as at the conceptual stage of Officyna, did we introduce integrated designing. In this process, as was the case with each certificated investment in the past, we involved representatives of various domains, e.g. branch designers, architects, sustainable construction consultant, and a vast team from our company. A tremendous effort of many people yielded a building that is human-friendly, efficient, and energy-saving, influencing the natural environment in a minimal manner, being well-adjusted to climatic changes – says Alicja Napiórkowska, manager in Investment Planning Department at Torus.

Cosy and good fit for the city

Officyna is a compound made up of two office-commercial buildings. The second stage comprises a five-storey office building, with a total leasable area of close to 7,300 square metres, accompanied by a garage hall, thanks to which the previously undeveloped area in the centre of Wrzeszcz gained a new function. The investment is located in a good public transportation hub along Aleja Grunwaldzka, one of the main thoroughfares of the Tricity. It is conveniently easy to reach this place both by public transport (by bus, tram, with a PKP/SKM/PKM train station located nearby too), as well as by bike – bicycle parking spots are located both in the garage hall, and outdoors alike. There is also a sanitary facility with changing rooms, lockers, and showers, designed especially for cyclists.

The building is connected to the first stage of Officyna with a direct passageway – overground connecting facility, which makes it easier for respective employees to move around distributed offices, and to access commercial services provided in the vicinity of the investment. One of the building’s distinguishing features is a terrace located on the fourth storey – a comfortable place for employee relaxation and respite. The office building has a cosy nature, and constitutes an interesting offer particularly for small- and medium-size companies, which will now find the high-quality office space more available in this part of the city.

Officyna has expertly blended into the urban tissue, and into the character of the district that has been going from strength to strength in recent years. With regard to the size, the building resonates with the adjacent tenement housing, while in view of architecture, it definitely stands out from it. The investment architectural blueprint was drawn up by APA Wojciechowski Trójmiasto design studio.

- The second stage of Officyna is a cosy office building located at the further end of the plot, which was in a concise manner ‘inscribed’ into the housing of Wrzeszcz. It is a facility that is modern, friendly, comfortable, and ecological. It is an example of a design which is open to the future - particular attention should be paid to the junction section linking both stages of the compound, thanks to which both buildings can comfortably operate together, as well as separately from one another – says Dżafar Bajraszewski, architect and partner at APA Wojciechowski Architekci.
