NTA – a Gdynia-based logistics company, operating on the market for over three decades, has leased more than 15,600 square metres of warehousing space in Gdynia City Logistics. Thanks to this transaction, the modern urban logistics facility built by Torus, a company from Gdańsk, with the participation of BTV – the development manager of the project, is already 100% leased less than a year after its commissioning. The lease agreement embraces a five-year period. While searching for the optimal location, and throughout the subsequent negotiations, the tenant was represented by Querco Property – a local company also based in Gdańsk. NTA will start operating in the new location as early as of December, gradually concentrating its local activities there.
NTA was established in 1993 in response to the growing logistics and warehousing needs of the developing economies of Central and Eastern Europe. Initially, the company’s team, made up of several people only, provided services to entities from the wood industry, primarily across the paper branch. In the following stage of its development, the company tightened cooperation with the Polish seaports of Gdańsk, Gdynia, and Szczecin-Świnoujście. It gained the ability to efficiently transport all types of products, both during import and export operations. At present, NTA has a network of class-A warehouses located throughout the country, a railway terminal in Central Poland, an in-company customs agency, industry groups managing goods requiring special services, and its own fleet of vehicles. It is also a member of international agency networks, carrying out operations in multiple countries.
Leasing modern warehousing space in Gdynia City Logistics constitutes another major step in the business development. The company’s goal is not only to centralize operations on the local market, but also to create a reference point that will set internal standards.
- Renting space at Gdynia City Logistics is of fundamental importance to us – it enables us to expand our activity in the region. We will now handle all logistics and distribution activities from a place located very close to the Port of Gdynia. In addition, the facility has a remarkably high quality and functionality, which is important both for us and our clients – says Sławomir Wanionek, Logistics Director at NTA.
For Torus, this marks another success story on the commercial real estate market. Up to now, the company has specialized in the construction of office buildings, which it successfully commercialized and sold to various investment funds. At present, it is diversifying its activities, searching for opportunities also in other market segments – residential, service-related, or private dormitories.
-Even though the commercial real estate market is far from easy these days, with the commercialisation of Gdynia City Logistics (GCL), along with a Gdańsk-located office building – Punkt, we are proving that well-located and high-quality projects continue to attract great interest from respective tenants. GCL is our first significant investment in Gdynia, and certainly not the last. We are particularly content that our project provides opportunities for Gdynia-based companies to develop on site, as our new partner is another company from Gdynia that has chosen Gdynia City Logistics. We see immense potential in the city, which we also intend to capitalize on in other segments of the property market. We are already in the midst of preparation of a different ambitious project located right by the main thoroughfare – says Przemysław Ryś, Torus CEO.
- Completing the commercialisation project of Gdynia City Logistics with such a strong tenant as NTA proves there is space on the market for well-designed undertakings within urban logistics. Matching the location, standard and flexibility of the facility with the needs of tenants worked out exactly as we had assumed – says Tomasz Puch, Co-founder, Executive Partner at BTV.
Gdynia City Logistics is a modern urban logistics facility, located at Północna Street in Gdynia. It offers nearly 22,140 square metres of modern logistics and office area. The building was awarded the BREEAM International New Construction V6 certificate on the Excellent level, acknowledging high environmental and qualitative standards. It is also equipped with an intelligent energy management system – Percee®. The pro-ecological solutions ensure energy savings and substantially reduce maintenance costs.
- When holding talks with NTA, one could tell from the very outset they were thinking long term. They were not just looking for space alone, but for a place that would streamline their operations in the region and allow them to work in a predictable environment. Our role was to turn these expectations into specific parameters, and find a location that would actually meet them. The process was very substantive: analysis of needs, verification of functionality, and assessment of the impact of the new location on the day-to-day efficiency of operations. The developer’s attitude was also of significant importance. Torus displayed great flexibility and full professionalism – the negotiations were conducted very efficiently, allowing us to focus on key operational aspects. We are proud to support NTA in creating strategic decisions and projects – says Marek Boczula, COO at Querco Property.
The industrial and warehousing micro-location makes the facility suitable for multiple types of operations, including port services, intra-city logistics, last mile logistics, and e-commerce. The planned Red Road and Northern Ringroad of Tricity Agglomeration will provide a direct connection between the Port of Gdynia and the national road network, including the S6 expressway, enabling smooth deliveries within the Tricity and further across Poland.
Additionally, the facility is equipped with pro-ecological solutions such as photovoltaic panels and heat pumps, electric cars charging stations, and LED lighting.
The agreement with NTA means that Gdynia City Logistics is fully leased less than a year after it was commissioned into use. The tenant mix also includes Cosentino – a world leader in architectural and design spaces, along with a medical technology company with 30 years of experience in biotechnology and industrial hydroponics.
