Arla Global Shared Services – Arla GSS will move its local office to Punkt, a new office building which is being erected in Gdansk Wrzeszcz. The company has leased nearly ten thousand square metres of space, and will change offices in the first quarter of 2026. Punkt was developed by Torus, a Gdańsk-based company, for which it is the third biggest lease transaction ever. Throughout the processes of the office selection and lease terms negotiations, the lessee was represented by an international consultancy firm – Colliers, alongside Głuchowski Siemiątkowski Zwara and Partnerzy, a law office of legal counsels and attorneys at law.

The transaction might constitute the most lucrative contract in terms of the value; therefore, it can offer a boost for the development of the entire Tricity office market.

Arla Foods and Gdańsk-based Global Shared Service (GSS)
Arla Foods is an international milk cooperative which belongs to more than 8,400 farmers from Denmark, Sweden, UK, Germany, Belgium, Luxembourg, and the Netherlands. The company has a tradition that stretches more than 100 years back, with its milk-based products manufactured in over ten countries worldwide, and later sold on the global market. The company has been operating on the Polish market, importing and selling its products, for more than 30 years. In 2008, in Gdansk, a team was assembled to handle accounting processes, serving Arla Foods companies all over the world. One after the other, subsequent entities were established: Procurement Services, HR Shared Services. In the autumn of 2017, the construction process of an IT hub was initiated, which runs multiple processes within IT project management, implementations, and system architecture, as well as day-to-day operations, e.g. the service desk. At present, the integrated IT department develops new solutions for the Arla branch offices located all around the world. Upon the recruitment processes in the departments which cooperate with farmers (Members Relations), and clients (Customer Service), the number of employees working in the Gdańsk-based Arla GSS exceeded 800 persons.
Business has new Punkt
Punkt is a cosy office building, with six overground and one underground storey, respectively, of the total gross leasable area of nearly 12,800 square metres. The building is located in the district of Wrzeszcz, right next to popular shopping malls (Bałtycka and Metropolia), and is excellently served by public transport – in close proximity of the PKP/SKM/PKM train station, and multiple bus and tram stops. It takes only a few minutes to reach the Gdańsk Główny central station, with just another fifteen minutes necessary to arrive in Sopot or the Lech Wałęsa airport.

The building is distinguished by its architecture, advanced technologies, and energy-saving features. Its strengths lie, among others, in the 3-metre height of office spaces, tilt windows, building management system, dedicated application providing numerous practical functions (e.g. facilitating access to the building), and the vast infrastructure dedicated to cyclists. The fourth storey is envisaged to accommodate a terrace which will serve relaxation and respite functions to the respective employees. The investment will embrace 283 parking spots, including 83 underground places, which will constitute a considerable convenience for the lessees.

Punkt will be certificated in the LEED v4 system, meeting highest environmental norms related to the energy-saving, among others, resulting in lower maintenance costs, and to the use of the human-friendly construction materials. The building will also boast the ‘Obiekt bez barier’ (Facility without barriers) certificate, meaning it will be thoroughly accessible, with the people with disabilities in mind. The building’s architectural blueprint was devised by APA Wojchiechowski, a design studio. Office building Punkt enhances significantly the quality of city space, blends into the surrounding urban tissue, and enlivens this very particular section of the district. With everything considered, Punkt will become an important spot on the business map of Wrzeszcz, and not only because of its name.
