It is modern, cosy, and convenient, complete in its package, and superbly located – within walking distance from several Gdańsk-based colleges: Technical University, Medical University, and Academy of Tourism and Hotel Management. These are the main strengths of all.inn which will allow young people to freely link their academic commitments with relaxation, integration, and passion pursuits. A modern, unassuming tenement house at Konarskiego street in Gdańsk Wrzeszcz will accommodate thirty-five fully-equipped rooms, with a kitchenette and bathroom each. The occupancy permit shall be obtained in the second quarter of 2026.
The building architectural blueprint and interior fitout have been drawn up by the design department of Torus, the company that will also perform the functions of the investment general contractor and facility property manager. MiMiD Group is the investor, ownership-linked to Torus Group.

Cosy, progressive
A modern tenement building designed by Torus’ architects will have four overground, and one underground storey, respectively. It will house thirty-five rooms, predominantly single, including one room adapted to the needs of people with reduced mobility. One shall also find several double rooms, in configurations for couples or twin. In total, all.inn will ensure accommodation for forty persons.
- All.inn will not be a typical, large-scale dormitory that one can easily find on the market. It shall be a new formula of the accommodation site and academic life, wrapped up in a comprehensive, all-year-long offer. This solution will provide students with comfort, enhanced cosiness and calmness, and shall foster close relations among tenants. Additionally, the maintenance-free nature of the building, along with various common areas which will cover more than ten percent of the entire space of the building. We have come up with a new concept, having only students in mind, the concept which is inclusive, catering to the modern expectations and multiple trends – says Małgorzata Dąbrowska, Torus Group Head of Marketing.
Each room will have a separate bathroom and kitchenette, which will guarantee independence and intimacy.
Private, green recreational space
Within the investment, on the building plot, a private, green recreational space shall emerge, for the exclusive use of students. The area will amount to nearly seven hundred square metres in size, which will supply the all.inn residents with a sublime spot for relaxing and hanging out in the open. It will be an ideal place for winding down with a book in your hand, as well as for the meetings and social integration when in close contact with nature. The area is surrounded by majestic, lush trees, thanks to which respective residents will see a picturesque view of the greenery through most of the windows of the building.
Student life zone
All.inn will not only be ‘a place for sleep’ – it is a comfortable, multi-functional space created to boost common life and development. The designers envisaged attractive common areas which will facilitate everyday life functions and education, and will further stimulate integration. The students will have a spacious kitchen with a large table at their disposal, along with a rest and relaxation hall, and a laundry and drying room. The building will also accommodate a fitness zone equipped with sports machinery, and two separate rooms for silent work, for individuals or small groups.
- The architectural blueprint stems primarily from the local spatial plan. The simplicity of the solid, colours, roof angle, window joinery – we have had strict guidelines in these respects. We relate the respective details to the surrounding and nearby monumental villas, such as the embassy building. Nevertheless, we also keep in sight the young people the building is to serve. Thus, we have tried to combine the external classic aspects seen in cornices and bossage with modernity that is accumulated inside the building – says Beata Radulska, Torus architect.
At the heart of student-occupied Gdańsk
Torus knows full well the potential of this very part of the city as the company has erected Officyna in Wrzeszcz, and is also finalizing the investment of Punkt. The district is considered to be the second centre of Gdańsk, with the nearby universities energizing the place with the vibrant student life. Therefore, there is no coincidence in the location and the investment character of all.inn. A short walk of several minutes will allow respective students to reach the Technical University campus, Medical University, or Academy of Tourism and Hotel Management. The site is also superbly served by public transport – with numerous tram and bus stops in the vicinity, along with the SKM Gdańsk Politechnika train station. It is an attractive, peaceful, posh, and greenery-rich part of Wrzeszcz. There is a Germany embassy and court building in close proximity. In the greater vicinity, one can also find multiple commercial outlets, alongside culture and entertainment facilities.
Maintenance-free, in high standard
Torus is primarily recognized for its investments in the office market. It is in this very segment that the company found particular recognition of the industry, although the firm has also hotel, warehousing, and residential investments in its portfolio. The relevant experience, know-how, and high quality standards are now being carried over into the concept that responds to the modern residential expectations and needs of students. Much attention has been paid to the security systems and solution practicality, with the aim having been to create conditions for effective education and comfortable life. All.inn will be a maintenance-free building. It will operate all year long on the same rules, as a ‘home for students’. It is not a common phenomenon on the market as most similar facilities turn into hotels in the summertime. The team of Torus will perform the function of the facility asset manager.
Construction in full swing
The construction process began in January this year, with its completion expected at the beginning of the second quarter of 2026. The first tenants are to appear in a few weeks upon receiving the occupancy permit.
- We set off just a dozen-or-so weeks ago, but we hope we will win the internal race within our company, competing with our friends who are erecting a nearby building called Punkt. For me personally, it is yet another facility which is being erected in Wrzeszcz, along with Officyna. I am happy to admit that it pleases me greatly to think we are creating a place in which successive generations of young people will spend the fantastic time of studying. I bet we will also find amongst them future engineers from the nearby technical college, who – as successors to our generation – will perhaps spread their wings at Torus. I hope the eight-hundred eighty square metres of space designed in the building will not only come as a mere number, but will make up a space and place which the students will fondly recollect for years - says Piotr Nisiewicz, Project Manager at Torus.
